Carnation Farms/Camp Korey Facility Condition Assessment

MENG Analysis completed a facility condition assesment on behalf of Elbridge Stewart III, owner of Carnation Farms and the law offices of Davis Wright Tremaine, his legal representatives.  The purposes of this condition assessment were to establish baseline conditions and document current and projected costs associated with major maintenance deficienceis and backlogs in maintenance repair.  This information was intended to establish a maintenance reserve fund in a leasing agreement with the facilities operator, Camp Korey.  By documenting the current and projected maintenance needds, Camp Korey will be required to budget, plan, and complete necessary system maintenance of the working farm facilities, lodging, conference, and many service support facilities.  Camp Korey is an affiliate of The Hole in the Wall Gang Camp, founded by Paul Newman for disadvantaged youth.  Consequently, the MENG Analysis team paid particular attention to life safety and accessibility issues with the site and facilities.  A total of 44 facilities located on the extensive acreage of Carnation Farms included many unique and diverse facilities.  These included milking parlors and barns, the former Nestle Company corporate lodging and conference center, a farm museum, historic residences, offices, a hippodrome, and a medium sized sewage treatment facility.  A multidiscipline team was assembled to assess architectural, mechanical, electrical, and general structural systems of each facility.  The MENG Analysis team completed the on-site condition surveys and records review in January 2010 over a 5 day period.  These facilities will be assessed on a periodic 3 year basis to review the maintenance practices and complete back-check verifications of systems maintenance and records according to the leasing agreement.
