King County Parks Major Maintenance Study

 

MENG Analysis was hired by King County Parks to catalogue physical conditions of major Parks facilities throughout King County. The county-wide assessment of park facilities consisted of:
 
·         cataloguing existing facility systems and components
·         calculating the lifespans of sound components
·         identifying components that are outdated or will be outdated
·         prioritizing repair or replacement of outdated components
·         providing cost estimates for deficient components and forecast replacement or repair costs for non-efficient
·         systems based on their expected life
 
Site Characteristics
The vast quantity, size and geographic distribution of the parks required a unique approach to logistics, including planning travel and correlating technical expertise needed to conduct on-site assessments for unique park facilities.
 
Survey Tools
The MENG Analysis team tailored our standard, UniFormat based survey forms and databases use for unique site needs and components not associated with buildings.
 
Systems Integration
Facilities at parks required varying amounts of review by surveyors - e.g., 10 hours civil, 30 minutes electrical, 1 hour architectural and 45 minutes mechanical - making it more efficient for team members to review sites individually rather than in teams. Therefore, our team needed to take extra care to ensure consistency of facility identification.
