The Washington State Public Health Lab value analysis was conducted on the 12,437 SF health lab, which included a full mechanical penthouse and a partial basement. The site was very congested and required the relocation of water, storm, and sanitary systems to accommodate new construction.
The VA team made sure that after the completion of this project that the primary criteria of improving safety for those handling BSL 3 chemical agents was met, and added a much needed program space. This study offered a wide variety of proposals to insure the project met the budget and to add other desired items to the project.
MENG Analysis provided a total first cost savings potential of $1,835,000.
Revise structural system to utilize all light gauge metal framing
Route all plumbing piping in the service tunnel in lieu of the penthouse ceiling
Reduce the scope of the HVAC modifications in the remodeled area
Delete the basement from the project
Recommend an alternate location for the building addition
